New Oregon Rail Hub Project Opens $41 Million Investment Opportunity to Improve Regional Shipping

A major shipping project is preparing to start construction in Oregon, and developers are looking for investors to help fund the work. A financial services firm is offering a $41 million convertible note investment to help build a new inland train shipping terminal. This project aims to change how goods are moved across the region by making it easier, faster, and cheaper to transport cargo.

The project is located in a key area of Oregon between Portland and Salem. It is designed to help local farmers, factories, and retailers send their goods to global markets without relying so much on long-distance truck driving.

The Challenges Facing Local Shippers

Right now, businesses in Oregon face a big problem when they want to ship their products to other countries or across the United States. Many of these goods must be packed into large metal shipping containers and sent to major ports in Washington state, such as Seattle and Tacoma.

Because there are not enough local train options, companies have to pay truck drivers to haul these heavy containers 225 to 250 miles north. This system creates several major issues for the local economy:

  • High transportation costs that lower profits for local businesses.
  • A shortage of truck drivers, making it hard to find people to transport goods.
  • Traffic congestion on major highways, which causes shipping delays.
  • Limited hours at shipping terminals and a lack of empty containers when they are needed most.

The existing train container facilities near Portland are already full and cannot handle the extra demand. This leaves local businesses with few good choices for moving their products.

A New Train Terminal to Solve Shipping Problems

The proposed shipping hub will be located on a large piece of land near Woodburn, Oregon. It is designed to act as a middle ground where cargo can easily switch from trucks to trains.

By using trains instead of trucks to carry goods to distant ports, the project hopes to make shipping much more efficient. Trains can carry far more cargo at once, which saves fuel and reduces the number of trucks on the road.

The plans for the first phase of the project include:

  • A site covering about 290 acres of land, with options to expand onto another 400 acres in the future.
  • Two dual train tracks that are each 8,000 feet long.
  • An initial ability to handle up to 150,000 shipping containers every year.
  • Room to grow so the hub can eventually handle up to 300,000 containers annually.

How the Facility Plans to Generate Revenue

This new shipping hub is designed to offer a wide variety of services to businesses. The developers plan to generate revenue in several different ways, including:

  • Moving and handling containers as they are transferred between trucks and trains.
  • Storing cargo for companies that need extra space.
  • Repairing damaged shipping containers on-site.
  • Transloading and cross-docking, which means moving goods directly from one transport vehicle to another with very little storage time.
  • Transporting municipal solid waste, helping local communities manage their trash more efficiently.

A Project That is Ready to Build

An important part of this investment opportunity is that the project is already "shovel-ready." This means that all the necessary government approvals and permits have been secured. The developers do not have to wait for paperwork before they begin.

The builders are ready to start work immediately once funding is secured. Construction is expected to take about nine to twelve months to fully complete the facility and get it ready for operation.

The development director for the project explained that the main goal is to build a modern gateway for the region. He noted that local agricultural exporters and other shippers have had to rely on driving trucks hundreds of miles for a long time. This new rail hub is designed to offer a reliable, long-term alternative that uses the efficiency of trains.

Details for Interested Investors

The financial firm helping to raise the money believes this is a notable opportunity to invest in essential physical infrastructure. The head of the investment firm pointed out that this project sits in a strategic location and already has established relationships with major railroad companies.

Because physical infrastructure like this requires a lot of land, permits, and planning, it is very difficult and time-consuming for any competitor to copy. This gives the new terminal a strong advantage in the regional market.

The $41 million funding round is being offered to qualified investors who want to support the construction and future growth of the facility.
